Cyprus Permanent Residency by Investment

Eligible third-country nationals can apply for an expedited Cyprus Immigration Permit under Regulation 6(2) by making a qualifying investment of at least €300,000 and meeting the applicable income, documentation and quality criteria.
The route can be used through qualifying residential property, other real estate, share capital in an eligible Cyprus company, or units in a qualifying Cyprus collective investment organisation. The right investment route depends on the applicant’s objectives, source of income and family circumstances.

Income Requirements
The main applicant must demonstrate secured annual income of at least €50,000. The threshold increases by €15,000 for a spouse and €10,000 for each dependent minor child. The acceptable source of income depends partly on the investment category, and the spouse’s income may also be considered.
Investment route | Minimum investment | Key requirement |
|---|---|---|
Collective investment organisation | €300,000 | Qualifying AIF, AIFLNP or RAIF units with investments held in Cyprus |
Cyprus company share capital | €300,000 | Eligible company operating in Cyprus with physical presence and at least five employees |
Other real estate | €300,000 | Can include qualifying offices, shops, hotels and resales |
New house or apartment | €300,000 plus VAT | Generally a first sale from a development company |
How Long Does the Application Take?
The Cyprus Migration Department’s estimated examination period for a complete application under the expedited procedure is approximately two months. This is an estimated examination period, not a guaranteed completion date, and complete supporting documentation is essential.
What Happens After Approval?
The qualifying investment must continue to be maintained after approval. Current requirements also include ongoing compliance evidence, and the residence right can cease to be valid in certain circumstances, including prolonged absence from Cyprus.

Family Members and Accommodation
The Immigration Permit can cover qualifying family members. A spouse and children under 18 can be included as dependants, while certain unmarried, financially dependent children aged 18 to 25 who are studying abroad may qualify through separate applications. Provisions also exist for non-dependent adult children where a higher investment is made.
Where the investment property does not provide sufficient accommodation for all dependent family members, the applicant must demonstrate alternative residential arrangements for those individuals. This may be evidenced through ownership documents, a contract of sale and proof of payment, or a valid rental agreement relating to another property that will serve as their residence.
